Well, there's always two sides to every issue. Tenants always seem to forget the cost of owning and operating a large facility like that. There's huuuge mortgage payments monthly, far larger than any house, and there's outrageous liability insurance, steep enough to break you, and climbing all the time. Then there's yearly property taxes, which are humongous. Then there's plumbing, electrical and roofing repairs which are constant and very expensive. Now building owners are being hit with a problem they can't cope with, and that's being forced by the liberals in government to rent and lease to ghetto blacks, illegals, and other third world immigrants that don't have a clue as to how to behave or respect property.
They're moving into these nicer, more advanced apartment complexes and constantly tearing the crap out of them. I once walked into an apartment that had been rented by a family of L.A. blacks that paid one month on the lease, then refused to pay anymore and stayed there for another nine months while the owner battled them in court to get them out. When they were finally forcibly evicted by the sheriff, we went in and found the toilet had been ripped out of the wall and tossed on the living room carpet...right next to where the female had given birth on the rug, leaving the blood and afterbirth right there on the thousand-dollar carpet. All the windows were knocked out, hundreds of holes were in the walls, they had taken their hands and smeared crap all over every wall and crapped in the kitchen sink. This was a mild case compared to others I've seen. Places like yours are a huge expense, and the owner is only required to make a reasonable effort to maintain things. If the tenants are constantly trashing things then expecting him to keep replacing and repairing, they're sadly mistaken. I've lost count of the nice complexes I've seen turned into trash strewn barrios overnight when "equal opportunity" reared its ugly head. With civil rights come civil responsibilities. Most of these tenants never honor theirs, period. If the things you mention were damaged when you got there, that's his fault, IF he's not being forced to deal with lowlifes. But if he's always having to repair this stuff, I suggest you move someplace else or deal with the clowns who are trashing this stuff.. Have a little compassion for the owner. Nobody gets rich owning those places..
